Active Adult Living Is Booming: Del Webb, Coasterra, and the 55+ Wave

The clubhouse is the product. The house is where you sleep between activities. Here is how the big names around Sarasota and Manatee actually differ — including which ones are not 55+ at all.

By Robert Lunt, Realty ONE Group MVP — October 25, 2026

If you drive Bourneside Boulevard, upper Parrish or north Palmetto lately, you can see the wave: new clubhouses, new pickleball courts and new gates, all aimed at buyers who are done with the big family house and not remotely done with living. I work this corridor every day, and the questions I get about 55+ communities near Sarasota have changed. Buyers used to ask if anything was available. Now they ask which lifestyle fits them — and whether the community they fell for online is actually age-restricted at all.

That last question matters. Two of the most talked-about names in this article are not 55+ communities. I will flag them plainly, because buying the wrong label is an expensive misunderstanding.

Why the wave is real, not just marketing

The demand has a simple engine: a very large generation reaching the age where the family house stops fitting. A 2026 Gulf Coast retiree relocation report, citing national projections, put it at more than 4.1 million Americans turning 65 each year through 2027. Not all of them move — research cited in the same report says most older adults would prefer to stay put — but even a modest share choosing Florida's Gulf Coast is durable demand. HousingWire's coverage of the newest local Del Webb launch also noted Manatee County population growth of 17.1 percent from 2020 to 2025. People are voting with moving trucks for newer homes, lower maintenance and a built-in social life.

LAKEWOOD RANCH AREA — LIVE MAP

Map: © OpenStreetMap contributors, embedded October 2026. Marker is Lakewood Ranch (approx. 27.40, -82.43). Esplanade at Coasterra sits northwest of this view in Palmetto (approx. 27.55, -82.55 per project brief; Taylor Morrison lists the community at 7817 Coral Sea Lane, Palmetto).

Del Webb Lakewood Ranch: the established original

Del Webb Lakewood Ranch is the name most buyers mean first. It is a gated, age-restricted 55+ community by Del Webb, part of PulteGroup, near State Road 70 in Manatee County. Development began in the mid-2010s, so this is the mature option: the clubhouse is built, the landscaping has grown in and the resident culture already exists. Community sources describe roughly 1,286 homes, a clubhouse of about 21,000 square feet, resort-style and lap pools, fitness, tennis, pickleball and bocce, and dozens of resident clubs. Homes are primarily single-story villas and single-family plans, generally from about 1,400 to 3,600 square feet.

Its newer sibling, Del Webb Catalina, is also in Lakewood Ranch and also 55+. Del Webb's own site lists Catalina as now open, with prices starting from the high $300s at the time I checked and its amenity campus under construction. Community sources describe about 1,300 residences planned across roughly 735 acres, with a large amenity campus planned overlooking a lake. Translation: you get new construction inside the Del Webb system, but you are buying into amenities still being built. Price that honestly.

Esplanade at Coasterra: resort lifestyle, honestly labeled

Now the honest label. Esplanade at Coasterra, in Palmetto, is built by Taylor Morrison — that part of the pitch is true, and its official page lists the community at 7817 Coral Sea Lane, Palmetto. But Coasterra is classified as an all-ages community, not 55+. Taylor Morrison's Esplanade brand sells a resort lifestyle — planned resort pool, fitness, pickleball, spa and wellness programming, concierge-style experiences, a demonstration kitchen and gathering space, and a bark park the builder lists as now open, with other amenities under construction.

That is not a knock. Plenty of downsizers prefer an all-ages neighborhood where grandkids can visit and stay without age-rule friction. Just do not buy Coasterra believing you bought age restriction, and do not skip it believing you are too young for the lifestyle. I have sold in Coasterra, and the buyers who love it chose it for exactly what it is.

Del Webb Explore: the Del Webb name without the age rule

The second honest label is in Parrish. Del Webb Explore at North River Ranch is Del Webb, and it is deliberately not 55+. PulteGroup's own announcement calls it the first Del Webb Explore community in Florida, offering the signature Del Webb lifestyle without having to be 55 or older, with a formal grand opening scheduled for May 2026. The plan is large: 901 single-family homes across 410 acres inside North River Ranch, with a resort-style pool and lazy river, a private clubhouse with bar and grille, a golf-simulator game room, cold plunge, saunas, fitness center and trails.

For a downsizer, Explore cuts both ways: you get the Del Webb lifestyle machine and new construction in Parrish, but not an age-restricted neighborhood, and your resale buyer pool and daily social mix will reflect that. Neither answer is wrong. Pretending they are the same product is wrong.

COMMUNITY COMPARISON — VERIFIED ATTRIBUTES ONLY

Comparison of verified attributes only — age-restriction status, builder and area — from builder sources accessed October 2026: Del Webb / PulteGroup (delwebb.com), Taylor Morrison (taylormorrison.com), Kolter Homes (kolterhomes.com) and PulteGroup via Business Wire, December 18, 2025. Home counts where stated in the text: Del Webb Lakewood Ranch about 1,286 homes and Del Webb Catalina about 1,300 planned (community sources, October 2026); Del Webb Explore 901 homes planned (PulteGroup, December 18, 2025). Fees are deliberately not charted here: HOA and CDD figures change by phase and lot, so verify the exact address — local guidance published August 2026 put Del Webb Lakewood Ranch CDD at roughly $1,423 a year and Catalina at roughly $2,161 a year, per-parcel.

The amenity lifestyle model: what you are actually buying

Strip away the brochures and the model is consistent: a staffed clubhouse, a lifestyle director or programmed calendar, pools, fitness, courts — pickleball above all — clubs, classes and low-maintenance, mostly single-story homes, so your week fills up without you organizing it. Kolter describes the same machinery at Cresswind Lakewood Ranch: a resident-only lakeside clubhouse, its SmartFIT training center, resort and resistance pools, pickleball and tennis, and a full-time lifestyle director. You are not just buying a smaller house. You are buying a schedule, a social circle and a yard somebody else maintains. If you will use it three days a week, it can be the best money in the deal. If you will not, you are paying dues on a lifestyle you are renting to your neighbors.

HOA and CDD: the dues are part of the price

Every one of these communities layers costs differently: HOA dues, possible CDD assessments on the tax bill, and in some Del Webb neighborhoods additional required charges community sources describe, such as food-and-beverage minimums in at least one Parrish Del Webb community. I am deliberately not printing a fee table, because the figure that matters is the one attached to the specific home, phase and lot — and those figures move. Ask for the seller's actual tax bill and HOA disclosure, confirm whether a CDD bond balance can be paid off, and add the monthly total to your payment before comparing communities. A cheaper house with heavier dues is not always cheaper.

Questions every downsizer should ask

  1. Is this community legally age-restricted — who must be 55, and who may live here under that age?
  2. Which amenities are built and open today, which are under construction, and what is the funded timeline for the rest?
  3. What are the full HOA dues, the CDD on this specific lot, and any food, club or amenity fees — in one monthly total?
  4. What does the HOA maintain on my home — roof, paint, lawn, irrigation — and what stays mine?
  5. What are the rental rules, guest and grandchild stay rules, and pet rules, in the actual documents?
  6. If I buy new, what happens to dues and amenities as later phases sell?

My plain advice: visit twice — once for the model tour, once on an ordinary weekday to watch the clubhouse actually being used. Talk to residents without a sales agent standing there. Then run the dues math next to the house payment, the discipline I lay out in my new construction vs. resale math. The right community survives all three tests. Start your shortlist on my communities page, then let me walk the finalists with you.
