Wimauma & Ruskin: Tampa Bay's Next Growth Corridor Is Already Here

Farmland is turning into rooftops along US-301 for one simple reason: the homes cost less, the highways are real, and the jobs showed up first. Here is what I tell buyers before they fall in love with a model home.

If you only know Wimauma as the quiet stretch you drive through on the way somewhere else, you are working off an old map. I work the Parrish and south Hillsborough corridor every week, and the change is not coming — it is built, selling, and still expanding. Berry Bay, at US-301 and Berry Grove Boulevard, is already past 3,600 planned residences and added a seventh phase in September 2026, with another 436 homes on lots from 40 to 60 feet and prices anticipated to start in the $300,000s. That is not a rumor of growth. That is growth, in phases, with more phases behind it.

Why South Hillsborough, and Why Now

Three things are doing the work. First, access. Wimauma and Ruskin sit between I-75 to the west and US-301 running straight through them, with US-41 along the bay. That gives a household real options: north to Tampa, south to Parrish, Bradenton and Sarasota, or across to Apollo Beach. Second, price — and I will get to the verified numbers in the chart below, because in this corridor the gap against Manatee County is the whole story. Third, jobs arrived before the rooftops did. Amazon's Ruskin fulfillment center is a 1.1 million-square-foot facility on 80 acres off I-75 that represented a $200 million investment and brought 2,500 jobs to the community. Big industrial employment like that changes an area permanently: workers need homes, and support businesses follow workers.

The Communities Buyers Ask Me About

Start with Balm Grove, Lennar's master-planned community in Wimauma. Lennar lists its Estates collection as actively selling, with single-family plans from three to six bedrooms and amenities that include a clubhouse pool, pickleball courts, a dog park and a playground. Then look at Berry Bay, where the builder bench is deep — Florida YIMBY's September 2026 report on the seventh phase names D.R. Horton, Perry Homes and Ashton Woods among the builders there, with Eisenhower Property Group as developer. Multiple builders in one community matters more than most buyers realize: competing sales offices negotiate differently than a single builder with no competition across the street. Add the spillover around the Balm area and the established Ruskin and Apollo Beach resale market, and a buyer here has genuine choice — new construction, nearly new resale, and 55-plus options around Sun City Center all within a short drive.

No verified Wimauma-specific median was available from Florida Realtors or RASM, so none is charted.

Infrastructure Is Catching Up — Slowly, and in Public

Here is the part the sales offices do not lead with. The infrastructure is real, but much of it is still study, not asphalt. Hillsborough County Public Schools opened Aquilla J. Morgan High School in Wimauma on August 11, 2025 — the district's 29th high school — and other reporting on the campus puts it at $178 million with capacity for up to 3,500 students. Schools that size are not built for the population you have; they are built for the population that is coming. Roads are further behind. FDOT District Seven only began its study of widening US-301 from north of Moccasin Wallow Road to SR-674 in summer 2025, with completion estimated in spring 2027 — that study covers the very corridor these communities front on. And in October 2026, the Tampa Bay Times reported that FDOT is spending $7.5 million in state funds studying whether a new I-75 interchange in Little Manatee South is even feasible, while Hillsborough's planning commission is not expected to make its recommendation on opening that area to development until 2027. Translation: the homes are here now, and some of the road relief is years out. Price that into your decision.

Who Should Buy Here — and the Honest Trade-Offs

This corridor fits buyers who want a new home, real amenities, and a lower entry price, and who either work in south Hillsborough or Manatee, work from home, or have honestly tested their commute. It fits move-up buyers priced out of Parrish and Lakewood Ranch who refuse to give up a new build. It is a harder fit if your life is in downtown Tampa five days a week at rush hour — drive it at 7:30 on a Tuesday morning before you sign anything, not at noon on a Sunday.

Now the trade-offs, plainly. Commute: the highways are good, but US-301 is a two-lane road in stretches today, and the widening is still in study. CDD and HOA fees: master-planned communities here commonly carry both, and the fee that matters is the total monthly number on your specific lot — get it in writing from the builder before you compare prices, because a cheaper house with heavier fees can cost more every month than a pricier house without them. Insurance: this is Florida, and proximity to the bay, flood zone, roof and construction details all move your premium, so quote insurance on the actual address early, not after contract. And services: shopping, dining and medical options are growing along the corridor, but today you will drive further for some things than you would in Brandon or Lakewood Ranch. None of that is a reason to walk away. All of it is a reason to go in with your eyes open.

My Bottom Line

Wimauma and Ruskin are not a speculation anymore. The jobs are built, the high school is open, and a single community is planned past 3,600 homes. What has not arrived yet is the finished road network — which is exactly why the price gap in that chart still exists. If you want to compare communities here against Parrish, see the projects reshaping the county line in the roads, schools and interchanges rewriting Manatee County, browse the areas on my communities page, or run your numbers on the payment calculator. Then let's walk the lots together — in person, at rush hour if we have to.
