This policy explains what information the Robert Lunt AI app and the website it runs (together, "the app") collect, how it is used, and your choices. The app is operated by Robert Lunt, a Florida real estate sales associate (license SL3350526) with Realty ONE Group MVP, 1990 Main Street, Sarasota, FL 34236.
Short version: you can use the app without an account. It does not sell your information, show ads, or track you across other apps or websites.
Information you choose to share
- Questions you ask the FAQ AI. Your question is sent to our AI provider (Anthropic) to write an answer. If the question is general and not already in the FAQ, a cleaned-up version may be added to the public FAQ. Questions with personal details (such as an address, phone number or email) are not added. Please don't type private information into the chat.
- Comments you post on the community board (the name you enter and your comment). Comments with links or contact details are held for review.
- Listings posted by builders and agents, including the contact name, company, phone, email, license number and photos they provide. These are shown publicly on the listing.
- The contact form prepares your details on your own device so you can copy them into Robert's Realty ONE Group contact page or book a call. The app itself does not store what you type in that form.
Information collected automatically
- Page views and likes: simple counts with no identity attached.
- Network address: used briefly to prevent spam and abuse (for example, limiting how many questions or posts come from one connection per hour). It is not stored with your questions, comments or likes, and it is not used to identify you.
- On your device: the app saves small preferences in your browser storage, such as whether you liked the page or dismissed the install banner, and saves pages for offline use. You can clear these anytime in your phone or browser settings.
The app does not use advertising identifiers, advertising cookies, or cross-app tracking, and it does not access your contacts, photos (except photos you choose to upload to a listing), camera, microphone or precise location.
How information is used
- To answer your questions and improve the FAQ.
- To show comments and listings on the site.
- To keep the service secure and free of spam.
We do not sell or rent personal information and do not share it for advertising.
Service providers
- Netlify hosts the app and stores comments, listings and FAQ entries.
- Anthropic processes FAQ AI questions to generate answers.
- Stellar MLS / MLS Grid supplies listing data shown in "Best values". No visitor information is sent to them.
Links to other sites (YouTube, Calendly, builder websites, county sites, the new-home search) are governed by those sites' own privacy policies.
Keeping and deleting information
Comments and FAQ entries stay up until they are removed. Builder and agent listings expire after 60 days or when marked sold. To have a comment, listing or question you submitted removed, or to ask what we hold about you, contact Robert using the details below. We'll respond within 30 days.
Children
The app is for adults shopping for homes. It is not directed to children under 13, and we don't knowingly collect their information.
Changes
If this policy changes, the new version will be posted here with a new effective date.
